• Client care package is sent out explaining costs, terms of business (including complaints procedure) with any forms for completion & returned to Conveyancer

• Identity checks and proof of funds are obtained.

• Estate agents sales memos are issued

• Instructions confirmed with Sellers Conveyancer Title Checks and Enquiries Week 2-4

• Draft Contract and associated documents received from Sellers Conveyancer

• Enquiries raised with Sellers Conveyancer

• Report to purchaser on the property

• Carry out searches

• Obtain Mortgage offer/survey and valuation

• Mortgage report to clients

• Report to Buyer on searches

• Documents sent to you for signature when enquires replied to from sellers conveyancer

• Refer any matters to the lender if necessary Exchange Week 5-6
• Agree completion date (date from which you own the property);

• Buyer pays deposit

• Exchange contracts and notify you that this has happened

• Confirm Exchange with lender and request mortgage monies

If you wish to re-mortgage your property ie. change the mortgage on your property to a different lender then we can assist you.
We charge a fixed fee of £250 plus VAT (£40).

Transfer of Equity
If you wish to change the legal ownership of your property this is called a transfer of equity. We charge a fixed fee of £250 plus VAT for this service.

Transfer of Equity and re-mortgage
If you wish to change the ownership and re-mortgage you property we charge a fixed fee of £400 plus VAT

Disbursements on Remortgage and Transfers of Equity

Disbursements are costs related to your matter that are payable to third-parties, such as:

Land Registry fees for Office copies of the Title and Plan £3.00 per Title per document

Land Registry fees for Office copies of documents
referred to in the title(s) £6.00 per document

Leasehold Property

Management company/Freeholder Fees charged at cost

Stamp duty can be calculated at- https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro and will be payable on a transfer of Equity if the Consideration is over £40000.00, unless subject to exemption by order of the Court i.e in connection with a Divorce.

Search fees (Local Authority, Drainage and water, Coal Mining and Environmental searches) £200

Some lenders will require searches to be carried out on remortgages, some lenders will accept search indemnity insurance. This will be confirmed once your mortgage offer has been received.

Land Registry registration – charged according to Land Registry Fee Scale https://www.gov.uk/guidance/hm-land-registry-registration-services-fees

Indemnity Insurance- if it is necessary to take out indemnity insurance then this will be charged at cost. A price list of indemnities can be obtained from our insurance provider upon request.
