Instructions – Week 1-2
• Receive instructions and give initial advice.
• Client care package is sent out explaining costs, terms of business (including complaints procedure) with any forms for completion & returned to Conveyancer
• Identity checks and proof of funds are obtained.
• Estate agents sales memos are issued
• Instructions confirmed with Sellers Conveyancer Title Checks and Enquiries Week 2-4
• Draft Contract and associated documents received from Sellers Conveyancer
• Enquiries raised with Sellers Conveyancer
• Report to purchaser on the property
• Carry out searches
• Obtain Mortgage offer/survey and valuation
• Mortgage report to clients
• Report to Buyer on searches
• Documents sent to you for signature when enquires replied to from sellers conveyancer
• Refer any matters to the lender if necessary Exchange Week 5-6
• Agree completion date (date from which you own the property);
• Buyer pays deposit
• Exchange contracts and notify you that this has happened
• Confirm Exchange with lender and request mortgage monies
• Completion statement prepared & buyer pays balance funds prior to completion Completion week 6 onwards
• Mortgage monies received
• Buyers funds received
• Complete purchase
• Keys are handed over to the Buyer
